General Pricing Guidelines
All pricing provided on the Natural Element Homes website is meant as a relative pricing guide for your general information. All packaging and pricing information is subject to confirmation by our corporate offices in Sweetwater, TN. Please feel free to contact us once you have narrowed down your plan search a bit. We will discuss the differences in packages for the home designs you’ve selected considering your local building code requirements. We are pleased to help you make wise choices and confirm your costs.
Package Pricing (Materials Only)
The Log & Timber Home industry typically provides a dry-in shell package of building materials to a client. A builder (your builder or our builder) will provide all additional required materials and all labor at an additional cost. Therefore, package pricing provided on our website is typically for the dry-in shell package only. It is not for a completely built home (turn-key price).
The package pricing provided on our website is meant for a budgeting guide only. The prices shown were created by applying a packaging configuration and pricing formula to hundreds of home designs. Some home designs may not fit the configuration and formula perfectly, so the packaging and pricing may need to be adjusted up or down for your specific model.
The package contents shown on our website may not work properly for every home design and for your local building codes. Package contents must be reviewed for each home design and your local requirements. Packaging may need to change for your design and local requirements, and, thereby, pricing could change up or down.
Typically, package pricing does not include any materials for the basement level, garage, or carport should these exist in the model plan. Please note that many photos and plans on our website show materials which are not included in the package. These materials may be added at an additional cost in Line 27 of the materials packages. Many photos and plans on our website show window and door sizes and types that may not be included in the package pricing. All pre-priced packages use a limited number of standardized window and door sizes and types, and these may vary slightly from the plans and photos on our website. Special engineering work and/or stamped architectural drawings (if required) are not included in cost estimates. Cost estimates frequently change and may change without notice.
Dry-in Labor Pricing (Package Installation Cost)
Dry-in Labor is the estimated cost for a builder to install the structural shell materials included in the package, minus those items which may require installation in the later stages of construction, such as wood ceilings, for example.
Some companies/builders consider what is included in the dry-in shell installation differently. Some may not consider exterior siding and trim to be a part of the dry-in labor, for example. Natural Element Homes considers all materials in our package to be installed during the dry-in phase of construction unless the materials need to be installed during the latter stages of construction. We are happy to review the package of materials with you and identify the items which will typically not be included in the dry-in labor estimate (if any).
Turnkey Pricing (Total Cost to Build)
The turn-key costs of building one of our homes refers to the total build cost which includes our package, the builder’s materials and labor costs, and local fees and taxes. It is the price of the finished home. The cost of your land and land development costs are not included in the turn-key construction estimates.
By default, turn-key pricing estimates presented by our website do not include the basement level of the home or garages unless specifically listed in the square footage. If you will contact us, we will discuss your needs and include basements, garages and other specifications and provide additional turnkey estimates for you which consider all your needs and specifications (if they are not included).
Estimated turn-key costs of construction can vary widely based on several factors such as your general location, your builder, your finish quality, your terrain, your participation in construction, and your timing. Therefore, any pricing estimates provided herein are subject to vary according to the above factors and others.
Please note that these cost estimates are “ballpark estimates” and may not reflect the characteristics of your specific job site and level of finish for the site, the home interior, and the home exterior. Accurate total cost estimates can only be determined with a job-site inspection, complete construction-level blueprints, and a turnkey bid from a licensed builder (yours or ours).
Natural Element Homes is not agreeing to construct your home for the estimated pricing, but merely providing you an idea of what you might expect your home to cost. The turnkey estimate is only an estimate and is pending the completion of final NEH approved blueprints and placing an order of the NEH dry-in package. Special engineering work and/or stamped architectural drawings (if required) are not included in cost estimates. Cost estimates frequently change and may change without notice.
Competitive Pricing (Apples-to-Apples)
Each company in the Log and Timber Home industry has developed their own packaging methods, and all packages are different. Some packages are more inclusive than others, and, therefore, they cost less. Some packages utilize lower quality materials, and, therefore, they cost less. Some package descriptions and specifications are vague and unspecific, and you may not be sure what you are getting. Comparing a package from one company to the next can be like comparing apples to oranges. They are just not the same.
Natural Element Homes has chosen to offer a complete package of quality materials, and we have various levels of quality (Standard, Premium, Premium Select, and Custom). Our belief is that quality will be remembered long after the price is forgotten.
